[ARCHIVED] WCIDC Signs Option Agreement with Al. Neyer for 13.39 Acres at Westmoreland Technology Park II

GREENSBURG, PA, June 24, 2019 - The Westmoreland County Industrial Development Corporation (WCIDC) Board of Directors, Gina Cerilli, Ted Kopas, and Charles W. Anderson, approved an option agreement with Al. Neyer, LLC, for approximately 13.39 acres located at Westmoreland Technology Park II in Hempfield Township.

Al. Neyer intends to purchase Lot 13 for the construction of an approximate 150,000 SF flex industrial/warehouse building. It is anticipated that 5% - 10% of the building will be utilized for office space and the balance being for warehousing and/or light manufacturing uses. The site will be designed to house more than 150 employees.

“We are looking forward to having the opportunity to partner with Al. Neyer on multiple projects. We are excited to see the diversity in the types of users that they are able to accommodate,” said Gina Cerilli, Chairman of the WCIDC and Westmoreland County Board of Commissioners.

Early this year, WCIDC approved an option agreement with Al. Neyer for approximately 53-acres located at Commerce Crossing at Westmoreland, another WCIDC industrial park, in Sewickley Township.

“After news broke of our intended development at Commerce Crossing at Westmoreland, the reaction from prospective users and the brokerage community was extremely positive. Our desire for Westmoreland Technology Park II is to offer a better solution for smaller users who are finding modern Class A spaces in the 40,000 – 70,000 SF range challenging,” said Brandon Snyder, Vice President of Real Estate Development for Al. Neyer.

“Al. Neyer’s continued investment is a positive sign we have a strong market here in the county and expect more to follow,” said Vice-Chairman Ted Kopas. “With our investment in strategic developments countywide, we are positioned well to attract large employers and support our existing business community with their growth opportunities.”

Technology Park II is strategically located at the transportation hub of the County, less than one mile from the U.S. Route 119 and the PA Turnpike in New Stanton, and offers a wide range of lots that can house warehouse, manufacturing and commercial tenants. The Park is also within close proximity to WCIDC’s Logistics Park, an active rail freight terminal.

“The Park’s location provides a unique opportunity by giving businesses of all sizes easy access to our interstate and rail system,” said Secretary Charles W. Anderson.  “We are seeing a greater demand for warehouse and distribution centers that offer flexibility in size and structure. Al. Neyer is helping offer solutions to these users.”
